Square footage disclosure is the reported measurement of an apartment unit's livable area as shown on floor plans, which can vary between otherwise identical units due to differences in how walls, balconies, and common space are counted.

Apartment complexes in the Austin market disclose unit square footage on floor plans to help renters understand the size of a space they are viewing. However, the way this measurement is calculated and presented creates variation across listings, even when comparing similar unit types within the same community.

Most complexes measure usable interior space (also called carpet area or net rentable area), which includes bedrooms, bathrooms, kitchens, and living areas bounded by walls. What gets included or excluded beyond this varies. Balconies and patios may or may not be counted toward total square footage, depending on the property's disclosure standard. Some complexes include closets and utility areas, while others do not. Shared hallways and lobbies are typically excluded, though the methodology for apportioning these spaces differs between properties.

Why this matters: Two three-bedroom units across different Austin apartment complexes may be listed at 1,050 and 1,075 square feet respectively, but feel similar in size because one property counts a covered patio while the other does not. Renters comparing options should look at floor plan sketches, not just the number, to understand the actual layout and usable space. Some complexes measure from exterior walls (gross area), while others measure from the interior side of walls (net area), which adds another source of difference.
